No. A foreclosure will exist on your credit report for up to 7 years and may hinder your ability to gain credit in the future. If you are behind on your payments, we can work with your lender to approve a short sale which would allow you to sell your home without having a foreclosure on your credit report. A portion of your mortgage will be forgiven which means you do not have to pay back to the bank once a short sale has been approved.
Yes. We will make an offer to you that will specifically indicate that the property is being sold “as-is”. Since Waterhouse Homes will be making cash offers, your property will not require any contingencies that would normally be required through a buyer were seeking traditional financing.
Once agreed, Waterhouse Homes can go to settlement within 1-2 weeks.
